Free visit
About an hour at your home. We talk through what you want, and I leave you with a rough sketch and a budget range.
Fixed fee
You get a written fee proposal. No hourly billing, no surprises.
Survey and design
I measure the house, draw it up and work through design options with you.
Planning
I prepare and submit the planning application, or a permitted development certificate, and deal with the council.
Building Regulations
Detailed drawings for Building Control and your builder, coordinated with the structural engineer.
Builder
Help comparing builders’ quotes and getting the work under a proper contract, if you want it.
What you’ll need from your side
- Access to the house for the survey (about 2 hours).
- A rough idea of budget, so the design fits it.
- Council planning and Building Control fees, paid direct to the council.
- A structural engineer for calculations. I can recommend one.
